While Christophe Harbour gets most of the headlines, Kittitian Hill on the north shore of St Kitts has been quietly building a different kind of buyer base. Cooler climate, hillside lots, panoramic Caribbean Sea views, an eco-luxury aesthetic, and an entry price meaningfully below the southeast peninsula.

What Kittitian Hill is, in 60 seconds
Belmont Estate is a 400-acre former sugar plantation that has been redeveloped into a low-density, low-impact community of cottages, villas, and farm-to-table amenities. The development sits at roughly 400–800 feet elevation on the north slope of the island, overlooking the sea toward Sint Eustatius.
The cottages — the entry-level offering — start at around US$450,000. The villas, on larger lots with private pools, run several million. Both are eligible for the CBI program through approved fractional share or full-title pathways.

Cottages (the entry point)
Classical-Caribbean style cottages, 2–3 bedrooms, set into the hillside on roughly 0.25 acre lots. Shared amenities, walkable to the village core, designed to feel like a curated village rather than a resort. Prices currently from approximately US$450,000 for fractional shares to US$1.2M for full titles with larger lots.
Villas
Larger residences, 3–5 bedrooms, private pools, 0.5–1.5 acre lots, premium ocean-view positions. Prices range from approximately US$1.5M to US$4M+ depending on location and finish.
Lots for custom build
A limited number of vacant lots are sold to buyers who want to design their own home under the development's architectural covenants. Lots typically run US$300K–$1M depending on slope, elevation, and view.
Who lives here
The Kittitian Hill buyer profile leans retirees, semi-retired professionals, and second-home buyers rather than vacation-rental investors. The community vibe is closer to a private hillside village than a resort, and the daily life is structured around the on-site restaurants, the spa, the local farm, and the surrounding countryside.
If your reference point is somewhere like Tuscany on a tropical island, you have the aesthetic right.
The amenities
The Belmont Farm. On-site organic farm that supplies the restaurants and offers tours. Bee hives, tropical fruit orchards, a proper kitchen garden.
The Kitchen and the bars. Multiple dining outlets including a farm-to-table flagship, a beach club (a transfer ride away — there is no beach at altitude), and casual cafes.
The spa. A serious spa operation set into the natural rainforest behind the village. Treatment rooms scattered through the foliage.
The trails. Hiking trails connect the development to surrounding forests and lookout points. The island's main peak, Mount Liamuiga, is the southern boundary of the area.
Concierge, housekeeping, security. Standard for a property of this positioning. HOA fees roughly 2–3% of property value per year.
The CBI pathway at Kittitian Hill
The cottages and villas are CBI-approved through the standard CIU process. Fractional shares meet the US$325,000 minimum, and full private homes can qualify if the property meets the Approved Private Home designation.
The CBI flow:

- More remote location. Drives to Basseterre and the airport take longer (30–45 min vs ~15 min from Christophe Harbour).

- Lower entry price. Roughly half the cost for an equivalent bedroom count.
- Different climate. Cooler at altitude, more breezy, less humid. A real difference for daily life.
- Privacy. The community is small. Density is low.
- Aesthetic differentiation. If you are not buying for the resort lifestyle, Kittitian Hill is a clear product fit.
- Connection to the land. The farm, the gardens, the trails — this is the rarest thing in CBI real estate Caribbean-wide.
What to check before flying down
- Confirm current CIU approval status of the specific unit you are considering — not just the development as a whole.
- Get the last two years of HOA financials in writing. Sustainability matters more here because the amenity model is unusual.
- Ask about occupancy and maintenance schedules if you plan to spend more than 30 days a year on-site.
- Visit at least twice if possible — once in dry season (Feb–April) and once in wetter months (Sept–Nov). The hill experience changes noticeably.
- If you are weighing the cottages vs the villas, ride the property shuttle between them. Distance and slope matter more than the brochures suggest.
