Terms of Use

These Terms of Use (“Terms”) govern your access to and use of Isle & Key(the “portal”), operated as a classifieds platform for property in St Kitts & Nevis. By using the portal you agree to these Terms. If you don't, please don't use it.
Scope
Isle & Key publishes real estate listings provided by licensed agencies and passes inquiries from buyers to those agencies. We are not a real estate agent ourselves, do not represent buyers or sellers in any transaction, and are not a party to any sale, lease, or related agreement.
Who can use the portal
You must be at least sixteen years old to use the portal as a buyer or visitor, and at least eighteen years old (or the local age of contractual majority, whichever is higher) to register an agency account. Agency accounts must be created by an authorised representative of a licensed real estate agency.
Accounts
You are responsible for keeping your login credentials confidential and for any activity that takes place under your account. Notify us immediately if you suspect unauthorised access. We may suspend or close accounts that breach these Terms or that are inactive for an extended period.
Agency listings
- You may publish only properties you are authorised to represent under applicable local licensing rules.
- Listing information — price, location, features, photos, CBI status, and contact details — must be accurate and current. You will update or withdraw listings that are no longer valid.
- You may not publish unlawful, misleading, infringing, defamatory, or duplicate content, or content for properties you do not have authority to market.
- You grant Isle & Key a non-exclusive, royalty-free, worldwide licence to host, display, reformat, and distribute your listing content for the purpose of operating the portal, including in search results, sitemaps, and aggregated guides.
- We may moderate, request changes to, decline to publish, or remove any listing at our discretion. We notify the agency of moderation decisions and provide a reason whenever practical.
Buyer conduct
Inquiries must be genuine and made for the purpose of evaluating the property. Don't use the portal to send spam, harass agents, scrape data, or circumvent our security measures. We rate-limit inquiries from each IP to protect agencies.
CBI information
Information about the St Kitts & Nevis Citizenship by Investment programme is provided for general orientation. It is not legal, immigration, tax, or financial advice. CBI eligibility is determined exclusively by the Citizenship by Investment Unit and applicable law. You should engage an authorised local agent and your own counsel before relying on any information on the portal.
Payments and refunds
- Subscription fees and one-time featured-listing fees are processed by Stripe on our behalf. Prices are in US dollars and exclude any applicable taxes.
- Subscriptions auto-renew at the end of each billing period until cancelled. You can cancel at any time from the billing page; cancellation takes effect at the end of the current period.
- Featured listings are non-refundable once purchased. Subscription payments for the current period are non-refundable unless required by applicable consumer protection law.
- We may change plan prices on at least thirty days' written notice.
Intellectual property
The portal itself, including its design system, code, copy, and brand assets, is owned by Isle & Key and protected by applicable law. You retain all rights in the content you submit. By submitting content you grant the licence described in “Agency listings” above.
Third-party links
The portal links to external websites — agency websites, government CBI resources, map tiles, and similar. Those sites are governed by their own terms and policies and we are not responsible for their content.
Warranties
The portal is provided “as is” and “as available”. We do our best to keep information accurate and the service running, but we don't warrant that any listing reflects current availability, that inquiries will reach an agency, that an agency will reply, or that the portal will be uninterrupted or error-free.
Limitation of liability
To the maximum extent permitted by law, Isle & Key is not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, goodwill, or data, arising out of your use of the portal. Our total cumulative liability to you is limited to the greater of (a) the amount you paid us in the twelve months before the event giving rise to the claim, or (b) US$100.
Termination
You may stop using the portal at any time. We may suspend or close any account that breaches these Terms or that exposes the portal or its users to risk. Provisions that by their nature should survive termination — including intellectual property, warranties, and liability — survive.
Governing law
These Terms are governed by the laws of the Federation of St Christopher & Nevis. Any dispute is subject to the exclusive jurisdiction of the courts of St Kitts & Nevis, except where mandatory consumer protection laws of your place of residence require otherwise.
Changes
We may update these Terms. We'll change the “Effective” date above and, for material changes, give notice to account holders. Continued use of the portal after a change means you accept the updated Terms.
